Creative Sale of Property with High Timber and Development Values

A forest investment firm owned 3,700 acres of forestland directly adjacent to a growing Oregon community. The property was well stocked with mature and valuable timber, and also had high development values. It was also an important community asset—providing public recreation opportunities, stunning views and other aesthetic benefits.

We helped devise a strategy that enabled the firm to retain its timber value while selling its real estate rights for conservation—thus protecting the property from future subdivision and development, and maintaining the working forest characteristics of the property. Following the company’s ecosystem-based harvest that we helped design, the community now owns both the land and trees for future generations.
